VP of Real Estate Development   $200,000 USD/year

Description

Opening one school is achievable for most operators. Doing it repeatedly, with predictable outcomes, and at increasing speed—that is where the challenge lies.

2 Hour Learning is constructing a nationwide portfolio of schools engineered to condense a full day's education into two intensive hours powered by AI. This model succeeds only when the expansion process is as disciplined and refined as the educational product. This role is designed to ensure that precision. You will control the complete lifecycle of every new campus—from initial site assessment through full operational readiness—while simultaneously creating the frameworks that enable each successive launch to be executed with greater speed, efficiency, and reliability.

This position differs fundamentally from conventional development roles. Your mandate is not simply to oversee projects. Your mandate is to systematically remove obstacles to growth. That involves rendering definitive judgments on site feasibility, intervening directly in permitting and construction challenges, conducting vendor negotiations, and enforcing timelines with urgency. Concurrently, you will deconstruct every stage of the process into modular, AI-enhanced workflows that minimize manual intervention and sharpen forecasting precision as the network scales.

If you have delivered real builds and are dissatisfied with protracted schedules, scattered accountability, and recurring errors, this is the opportunity to correct it—at national scale.

What you will be doing

  • Render high-consequence site decisions by confirming zoning compliance, permitting pathways, cost structures, and timeline viability through structured, AI-enhanced analysis
  • Maintain direct oversight of multiple concurrent school construction projects, directing construction managers, clearing obstacles, and delivering on-time, on-budget campus openings
  • Produce detailed, decision-ready capital project plans that secure stakeholder alignment on scope, budget, and execution approach
  • Drive vendor sourcing, RFP processes, and contract negotiations with an emphasis on velocity, quality standards, and cost discipline
  • Break down expansion operations into discrete work components and construct AI-powered systems that accelerate timelines and enhance predictability

What you will NOT be doing

  • Functioning as a passive status monitor dependent on contractor or partner updates
  • Concentrating on a single phase (e.g., site selection or construction alone) without accountability for the complete outcome
  • Depending on improvised, manual procedures that require rebuilding for each new location
  • Escalating obstacles without personally engaging to solve permitting, design, or construction roadblocks
  • Consuming extended periods aligning stakeholders without advancing toward a definitive decision

Key responsibilities

Take full ownership of the end-to-end expansion process for new school locations by delivering fully operational campuses according to reliable timelines while systematically reducing delivery time, cost, and risk through the deployment of AI-driven systems.

Candidate requirements

  • Documented experience leading a minimum of one real estate development or construction project through all phases—from site selection to operational opening—with complete ownership
  • Background managing multiple simultaneous builds or capital initiatives with direct accountability for scheduling, coordination, and problem resolution
  • Deep proficiency in zoning regulations, permitting procedures, construction processes, and vendor management, including direct engagement with general contractors, architects, and regulatory authorities
  • Proven capacity to make tradeoff decisions balancing cost, schedule, and feasibility with clear, quantifiable results
  • Experience refining or systematizing complex operational workflows (e.g., permitting sequences, design coordination, construction delivery)
  • Confirmed ability to decompose intricate workflows into structured, repeatable frameworks and refine them progressively
  • Evidence of leveraging tools (AI-based or otherwise) to minimize manual effort, expedite decision-making, or enhance execution velocity
  • Strong ownership orientation with the capacity to navigate ambiguity and produce tangible, real-world results
  • Willingness and availability to travel up to 60% to active construction and school sites nationwide and maintain on-site presence during critical development and opening stages
  • Currently based in the United States and authorized to work without requiring visa sponsorship
