Description

Many operators have the capability to launch a single school. Very few can replicate that process consistently, with precision, and accelerating speed across multiple locations.

Alpha is constructing a nationwide system of schools engineered to condense an entire day's curriculum into two highly focused hours through AI technology. This model demands that expansion be executed with the same rigor and accuracy as the educational product. This position was created to ensure that outcome. You will oversee the complete development cycle of new school sites—from initial property assessment to fully functioning campus—while simultaneously creating scalable systems that enable each future launch to be faster, more efficient, and increasingly reliable.

This role diverges from conventional development positions. Your purpose is not simply to oversee projects, but to systematically remove obstacles from the expansion process. You will make definitive decisions regarding site suitability, engage directly with permitting and construction challenges, lead vendor negotiations, and maintain aggressive timelines. Concurrently, you will deconstruct each element of this process into structured, AI-enhanced workflows that minimize manual intervention and continuously improve forecasting precision.

What you will be doing

  • Execute high-impact site selection decisions through structured and AI-supported analysis of zoning requirements, permitting pathways, cost projections, and timeline feasibility
  • Manage multiple concurrent school construction projects, directing construction managers, eliminating obstacles, and guaranteeing timely, budget-compliant openings
  • Create actionable capital project proposals that provide stakeholders with clear scope, cost parameters, and execution plans
  • Oversee vendor identification, RFP processes, and contract negotiations with emphasis on delivery speed, quality standards, and cost efficiency
  • Break down expansion processes into discrete, repeatable work units and implement AI-powered systems that reduce cycle times and enhance predictability

What you will NOT be doing

  • Operating as a passive coordinator who waits for status reports from contractors or external partners
  • Focusing exclusively on one segment of the process (such as site selection or construction alone) without accountability for the complete result
  • Depending on improvised, manual approaches that must be recreated for each new site
  • Forwarding issues upward without directly addressing permitting obstacles, design conflicts, or construction roadblocks
  • Allowing stakeholder alignment to consume months without reaching decisive action

Key responsibilities

Take full accountability for the complete expansion lifecycle of new school locations by delivering operational campuses on dependable schedules while systematically decreasing time, expense, and uncertainty through AI-enhanced systems.

Candidate requirements

  • Documented experience leading a minimum of one real estate development or construction initiative from site identification through operational launch with complete ownership
  • Track record managing multiple simultaneous builds or capital projects with direct accountability for scheduling, coordination, and problem resolution
  • Deep working knowledge of zoning regulations, permitting processes, construction execution, and vendor management, including direct engagement with general contractors, architects, and regulatory bodies
  • Proven capacity to make informed tradeoff decisions balancing cost, schedule, and feasibility with quantifiable results
  • Experience refining or designing complex operational processes (such as permitting workflows, design coordination, or construction management)
  • Verified ability to decompose intricate workflows into structured, scalable systems with continuous improvement
  • Track record leveraging technology (AI or other tools) to eliminate manual tasks, speed up decision cycles, or enhance execution velocity
  • Strong ownership orientation with capability to navigate ambiguity and deliver tangible results
  • Capacity and willingness to travel up to 60% to active construction sites nationwide and maintain on-site presence during pivotal development and launch phases
  • Current US residence and authorization to work without requiring visa sponsorship
