Tenant Improvement Project Manager   $100,000 USD/year

Description

Most construction project managers follow schedules. In this position, you are accountable for the timeline—and responsible for recovering it when circumstances force deviations.

2 Hour Learning is building a national network of microschools engineered to compress a full day of education into two hours using AI. Achieving that vision requires construction speed and execution reliability. Every permitting bottleneck, every on-site sequencing error, every miscommunication between trades slows rollout. This role is designed to prevent those breakdowns and convert construction into a consistent, scalable system.

You will work on-site to ensure builds progress as planned. You will manage contractor coordination, hold teams to deadlines, and resolve sequencing conflicts before they create delays. You will also integrate AI and digital platforms to eliminate repetitive tasks, enhance transparency, and increase throughput. This is active, hands-on project leadership. You are the individual who intervenes when schedules drift and restores momentum.

If you have worked near construction but been frustrated by weak coordination, low accountability, or endless reactive problem-solving, this is an opportunity to take ownership and execute correctly—at scale.

What you will be doing

  • Manage on-site construction operations, collaborating directly with contractors to confirm that work proceeds in proper sequence and meets schedule commitments
  • Control and enforce project schedules, monitor key milestones, surface risks proactively, and implement corrective measures when delays emerge
  • Leverage platforms such as Procore, Asana, or MS Project to organize tasks, maintain documentation, and track status across multiple active projects
  • Facilitate permitting processes by monitoring submissions, addressing review feedback, and coordinating with relevant parties to expedite approvals
  • Deploy AI-powered tools to speed up planning, documentation, and decision workflows, cutting manual overhead and improving delivery velocity

What you will NOT be doing

  • Monitoring dashboards from a distance without taking action when timelines begin to slip
  • Overseeing projects at a strategic level only, disconnected from field realities and trade sequencing challenges
  • Depending on legacy manual methods to monitor progress or engage with project teams
  • Sidestepping challenging discussions with contractors or stakeholders when deadlines are jeopardized
  • Delaying decision-making while waiting for complete information when issues need immediate resolution

Key responsibilities

Ensure timely completion of school construction projects by leading on-site coordination, maintaining schedule discipline, and enhancing execution speed and reliability using technology and AI.

Candidate requirements

  • Hands-on experience in construction delivery (on-site coordination, contractor oversight, or schedule management) with the ability to detail a specific project, your responsibilities, and how you addressed execution obstacles
  • Track record of managing or coordinating a project schedule, including building timelines, monitoring milestones, and enforcing due dates, with at least one example of responding to a delay or change
  • Competence with at least one digital project management platform (e.g., Procore, Asana, MS Project) and the ability to describe its application on an actual project
  • Understanding of construction trade sequencing with the ability to explain a scenario where sequencing choices influenced the project schedule
  • Practical knowledge of permitting procedures (submissions, reviews, revisions, AHJ engagement) with hands-on participation in at least one cycle
  • Proven application of AI tools to expedite actual work assignments, including a specific example of the tool employed, the output produced, and validation methods used
  • Availability and readiness to be present on-site at least 3 days per week, with approximately 60% travel throughout the United States driven by project requirements
  • Currently based in the United States and authorized to work without requiring visa sponsorship

Nice to have

  • Background managing multiple overlapping construction projects simultaneously
  • Familiarity with fast-growth or accelerated construction environments where delivery timelines are tightly compressed
  • Motivation to enhance construction workflows through automation or process standardization
