Description

You tour a facility and immediately recognize the issues others miss—a ceiling tile out of place with no work order, an HVAC return making noise for days, a landscaping contractor who delivered half the scope but submitted a full invoice. You don't wait for feedback from parents. You resolve problems before they're visible.

This awareness defines the position. Alpha runs high-end K–12 facilities where tuition-paying families expect an environment that is secure, dependable, and always ready for prospective visitors—not just during scheduled events. You will enforce that expectation across the Northeast region: Manhattan serving as your home base, with routine travel to Connecticut, Massachusetts, and Pennsylvania locations. Your performance determines whether a campus maintains its premium reputation or deteriorates quietly between leadership reviews.

Year one emphasizes establishing protocols and refining vendor relationships—defining operational readiness, implementing audit schedules, terminating underperforming contractors, and training Campus Coordinators and Site Specialists to execute consistent procedures. Once the portfolio expands and your systems mature, your focus transitions to sustained regional oversight: you become the authority the organization relies on during new openings, critical incidents, or protocol revisions.

What you will be doing

  • Executing scheduled on-site inspections throughout Northeast locations using documented benchmarks for cleanliness, HVAC performance, safety protocols, security systems, signage quality, landscaping, furnishings, and visitor readiness—and ensuring findings result in confirmed remediation
  • Responding to facilities incidents and urgent issues, coordinating service providers, and marking tickets resolved only after verification of completed repairs (urgent within 24 hours, standard within one week)
  • Overseeing regional contractor performance relative to service-level agreements, terminating consistently underperforming vendors, renegotiating contract terms, and conducting direct accountability discussions regarding quality and cost control
  • Establishing a weekly operational cadence with Campus Coordinators and Site Specialists to ensure all locations execute standardized processes rather than ad-hoc solutions
  • Overseeing significant campus improvement projects (HVAC system updates, interior upgrades, exterior landscaping, audiovisual and network infrastructure) within timeline and budget parameters while minimizing student disruption
  • Documenting enterprise-wide operational standards and AI-enhanced procurement protocols (leveraging ticketing platforms, IoT and predictive maintenance tools, and centralized vendor sourcing) to ensure consistency across all current and future campuses
  • Delivering concise weekly written updates covering regional quality metrics, vendor performance data, escalated issues, and capital expenditure tracking

What you will NOT be doing

  • Operating remotely from data dashboards—this position demands consistent physical presence at the Manhattan location plus 20–40% travel to sites in CT, MA, and PA
  • Leading greenfield campus design or managing ground-up construction projects—new development resides with a separate function
  • Establishing company-wide procurement policies disconnected from operational reality—your protocols derive from direct site observation
  • Receiving clearly defined reporting structures and formal authority over all contributors to campus operations—you will establish accountability through documentation, written follow-through, and rejecting ambiguous vendor commitments
  • Tolerating "visitor-ready only during leadership tours" as acceptable—persistent issues receive root cause analysis, not repeated work orders
  • Defaulting to reactive crisis response—your audit schedules and predictive maintenance systems are designed to identify problems before they generate complaints

Candidate requirements

  • Located in New York City or commuting distance, available to work primarily from the Manhattan campus with 20–40% travel across the region
  • Authorized to work in the United States without requiring visa sponsorship
  • 2+ years of experience managing multi-site facilities operations, regional operations, hospitality management, retail operations, or school administration
  • Documented success managing vendor-provided services for quality, cost efficiency, and SLA compliance across distributed locations
  • Hands-on experience addressing time-sensitive facilities problems (safety hazards, HVAC failures, security breaches, cleanliness issues) with measurable impact on customer experience
  • Consistent written operational discipline: incident tracking, escalation documentation, vendor correspondence, weekly regional performance summaries
  • Demonstrated proficiency with contemporary operations platforms (work order systems, IoT and predictive maintenance technologies, AI-supported procurement or planning tools)

Nice to have

  • Regional operations leadership in premium hospitality environments, high-end retail, independent K–12 schools, or healthcare systems serving quality-focused clientele
  • Experience building or overhauling a regional operations framework where previous approaches depended on individual heroics instead of documented processes
  • History of vendor termination and rebuilding reliable local contractor networks
  • Experience directing capital improvement initiatives (HVAC replacement, audiovisual and network upgrades, landscaping overhauls, interior renovations) in active, client-facing facilities
  • Exposure to AI-driven operational environments where automated systems, dashboards, and predictive tools handle routine tasks so staff can concentrate on decision-making
