This position will place you at the center of America's fastest-growing private school network, responsible for deal execution that drives expansion.

You will source sites, negotiate lease agreements, and oversee broker pipelines spanning multiple cities, asset categories, and campus sizes—from 25-student facilities to 1,000-student campuses—operating with speed and accuracy. This is not a support or coordination function. You will independently source, evaluate, and finalize sites across diverse asset types, exercising genuine decision authority without layers of corporate approval.

2 Hour Learning is constructing a national school presence, and this role is the engine behind that growth—establishing a scalable, repeatable system for site identification and campus activation. Your work will directly enable new campus openings by locking down high-caliber sites and executing leases with consistency, velocity, and scale. The organization requires an individual capable of making weekly go/no-go decisions, finalizing transactions in days rather than weeks, and mobilizing broker networks to generate qualified opportunities. You will leverage AI-powered tools to surpass the efficiency of conventional real estate operations.

What you will be doing

  • Establish and iteratively refine site feasibility frameworks that address zoning requirements, permitting pathways, square footage parameters, demographic alignment, brand consistency, and regulatory exposure—then convert these standards into AI-compatible formats that support automated filtering and scoring
  • Execute weekly go/no-go determinations on prospective sites informed by analysis from individual contributors and broker input, advancing the pipeline with transparent reasoning tied directly to feasibility standards
  • Take personal ownership of term sheets, letters of intent, and lease document negotiations through to execution, optimizing for speed, risk mitigation, and cost efficiency while deploying AI tools to identify clause-level issues and streamline legal review processes
  • Create detailed briefing materials and maintain ongoing engagement with brokers, developers, and investors. Deploy AI to produce tailored communications at scale that generate qualified transaction flow

What you will NOT be doing

  • Building or managing a large direct team or delegating transactional execution to others
  • Prioritizing multi-year strategic initiatives over immediate, measurable progress and day-to-day execution
  • Coordinating transactions from a distance without direct accountability for outcomes spanning initial prospecting through lease signature

Key responsibilities

Take full ownership of the campus site sourcing pipeline from end to end—defining feasibility criteria, cultivating and managing broker partnerships, and personally negotiating and closing leases that dictate the pace and geography of organizational growth.

Candidate requirements

  • 5+ years of direct experience leading multi-site real estate expansion initiatives or site acquisition programs
  • Proven track record of personally closing a minimum of 25 commercial real estate transactions, including leases and/or acquisitions, with hands-on responsibility for deal structuring and execution
  • Clear evidence of deal ownership and accountability, beyond coordination or supervisory roles
  • Current, active use of AI tools in everyday work processes (e.g., GPT, clause-level analysis, research automation, pipeline tracking)
  • Ability to rapidly evaluate site feasibility leveraging zoning codes, permitting requirements, and regulatory frameworks
  • Proficiency with AI applications for research tasks, document drafting, and contract review
  • U.S.-based and available to travel up to 25% of the time
  • Authorized to work in the United States without requiring visa sponsorship

Nice to have

  • Prior involvement in franchise expansion programs or multi-location retail deployment strategies
  • Track record of designing or substantially enhancing scalable site selection frameworks
  • Proven capability to assess lease versus purchase options and determine the optimal structure for each individual site
