Description

You tour a facility and immediately identify what's wrong — the ceiling tile that came loose and was never reported, the HVAC return making noise for days, the landscaping contractor who billed for incomplete work. You don't wait for families to raise concerns. You resolve the issue before it becomes visible.

That sense of ownership defines this position. Alpha runs high-end K–12 facilities where tuition-paying families expect an environment that is secure, reliable, and ready for tours at all times — not just during scheduled events. You will maintain that expectation across the Northeast region: Manhattan serves as your main campus, with frequent trips to schools in Connecticut, Massachusetts, and Pennsylvania. Your role determines whether a campus consistently delivers a premium experience or gradually deteriorates between leadership check-ins.

Year one centers on establishing standards and correcting vendor performance — defining what "campus-ready" means operationally, implementing the inspection schedule, terminating underperforming contractors, and training Campus Coordinators and Site Specialists on consistent operational procedures. As the region expands and your systems mature, the position evolves into sustained regional oversight: you become the operational authority the network calls on during new openings, critical incidents, or standard revisions.

What you will be doing

  • Executing scheduled physical inspections at Northeast campuses using documented criteria for cleanliness, HVAC performance, safety protocols, security measures, signage, grounds, furniture condition, and tour readiness — then ensuring findings convert to completed corrective work
  • Responding to facility breakdowns and urgent issues, coordinating contractor response, and closing work orders only once repairs are physically confirmed (urgent within 24 hours, standard within one week)
  • Overseeing regional contractor compliance with service level agreements, terminating consistently underperforming vendors, revising contract terms, and conducting direct accountability discussions on quality and cost control
  • Establishing a weekly operational cadence with Campus Coordinators and Site Specialists to ensure uniform procedures across campuses, not reliance on individual problem-solving
  • Overseeing significant campus improvement projects (HVAC system replacements, interior design updates, grounds improvements, AV and network infrastructure) delivered on time, within budget, and with limited student disruption
  • Documenting enterprise-wide operational standards and AI-powered procurement workflows (via ticketing platforms, IoT and predictive maintenance tools, centralized vendor sourcing) to ensure consistency at every campus launch and throughout operations
  • Delivering concise weekly written updates covering regional quality metrics, contractor performance data, escalated issues, and capital expenditure tracking

What you will NOT be doing

  • Operating remotely via dashboards — this position demands frequent on-site presence at Manhattan and 20–40% travel to additional regional campuses (CT, MA, PA)
  • Leading greenfield campus design or managing ground-up construction projects — new capital development is handled by a separate function
  • Defining company-wide procurement policy without field input — your standards emerge from direct campus observation
  • Working within established organizational charts with formal authority over all stakeholders — you will create accountability through documentation, written follow-through, and insistence on specific contractor commitments
  • Tolerating "tour-ready only during executive visits" — recurring problems receive root cause analysis, not repeated work orders
  • Defaulting to reactive crisis management — your inspection rhythm and predictive maintenance systems are designed to identify failures before they generate complaints

Candidate requirements

  • Located in New York City or within commuting range, prepared to work primarily from the Manhattan campus with 20–40% travel across the region
  • Authorized to work in the United States without requiring visa sponsorship
  • 5+ years leading multi-site facilities, regional operations, hospitality operations, retail operations, or school operations
  • Documented success managing vendor-provided services for quality, cost, and SLA performance across multiple sites
  • Hands-on experience addressing urgent facility problems (safety, HVAC, security, cleanliness) with quantifiable impact on customer experience
  • Consistent written operations discipline: work order logs, escalation documentation, vendor correspondence, weekly regional performance summaries
  • Working knowledge of contemporary operations technology (ticketing platforms, IoT and predictive maintenance systems, AI-supported procurement or planning tools)

Nice to have

  • Regional operations leadership in premium hospitality, high-end retail, private K–12 education, or healthcare organizations serving demanding clientele
  • Track record building or rehabilitating a regional operations framework that replaced ad hoc responses with documented standards
  • History of vendor termination and rebuilding a reliable local contractor network
  • Experience directing capital improvement work (HVAC, AV and network systems, landscaping, interior renovations) in active, customer-facing settings
  • Familiarity with AI-enabled operational environments where automated playbooks, dashboards, and predictive tools handle routine tasks so staff can focus on decision-making
