Description

You enter a facility and immediately recognize what's wrong — the ceiling tile hanging loose without a service ticket, the HVAC unit making noise for days, the landscaping contractor who completed half the scope but submitted a full invoice. You don't wait for complaints to arrive. You resolve issues before they become visible.

That awareness defines this position. Alpha manages premium K–12 facilities where tuition-paying families expect environments that are secure, reliable, and inspection-ready at all times — not solely during scheduled events. You will maintain that expectation throughout the Northeast region: Manhattan serving as your operational hub, with consistent travel to campuses in CT, MA, and PA. Your execution determines whether a facility maintains premium status or deteriorates between leadership reviews.

Year one emphasizes establishing standards and vendor accountability — defining what "operationally ready" means, implementing audit protocols, removing underperforming vendors, and training Campus Coordinators and Site Specialists on sustainable operating procedures. As additional schools join the region and your framework matures, the position transitions to consistent regional oversight: you become the operational authority the network relies on during new campus launches, crisis situations, or standard revisions.

What you will be doing

  • Executing scheduled on-site inspections throughout Northeast facilities against established standards covering cleanliness, HVAC, safety, security, signage, landscaping, furniture, and inspection-readiness — then converting observations into confirmed corrective actions
  • Responding to facilities issues and emergencies, coordinating vendor response, and closing service requests only after confirming resolution (urgent within 24 hours, standard within 1 week)
  • Overseeing local vendor execution against SLAs, removing consistently underperforming vendors, renegotiating contracts, and conducting direct accountability discussions regarding quality and budget
  • Establishing a weekly operational rhythm with Campus Coordinators and Site Specialists to ensure each facility follows standardized procedures rather than improvisation
  • Managing significant campus improvement projects (HVAC replacements, interior updates, landscaping, AV/networking) within timeline and budget constraints while minimizing student impact
  • Documenting enterprise standards and AI-supported procurement frameworks (via ticketing platforms, IoT/predictive maintenance systems, and centralized purchasing) to ensure consistent campus launch and operation
  • Delivering concise weekly written summaries covering regional quality metrics, vendor execution, escalations, and capital expenditure variance

What you will NOT be doing

  • Operating remotely via dashboards — this position demands regular physical presence at the Manhattan location and 20–40% travel to regional facilities (CT, MA, PA)
  • Planning new campus designs or managing ground-up construction projects — capital expansion resides with a separate team
  • Developing company-wide procurement strategy disconnected from operational reality — your standards emerge from facility inspections
  • Working with established reporting structures and direct authority over all personnel affecting your outcomes — you'll establish accountability through documentation, written follow-through, and rejection of ambiguous vendor commitments
  • Treating "inspection-ready only during leadership visits" as acceptable — recurring problems receive root cause analysis, not repeated tickets
  • Operating in permanent reactive mode — the inspection schedule and predictive maintenance tools exist to identify failures before complaints arise

Candidate requirements

  • Located in New York City or commuting distance, prepared to work primarily from the Manhattan campus with 20–40% regional travel
  • Authorized to work in the United States without requiring visa sponsorship
  • 5+ years managing multi-site facilities, regional operations, hospitality operations, retail operations, or school operations
  • Documented success holding vendor-managed services accountable for quality, budget, and SLA performance across multiple sites
  • Hands-on experience addressing urgent facilities problems (safety, HVAC, security, cleanliness) with quantifiable customer-experience outcomes
  • Consistent written operational discipline: issue tracking, escalation documentation, vendor correspondence, weekly regional quality summaries
  • Confirmed experience with contemporary operations platforms (ticketing systems, IoT/predictive maintenance, AI-enabled procurement or planning)

Nice to have

  • Multi-site operations leadership in premium hospitality, luxury retail, private K–12, or healthcare organizations serving demanding clientele
  • Experience creating or rehabilitating a regional operating framework where the previous model depended on individual effort rather than documented standards
  • History of removing underperforming vendors and developing a reliable local vendor network
  • Experience overseeing capital improvement projects (HVAC, AV/networking, landscaping, interior renovations) in active, customer-facing facilities
  • Background operating in an AI-first environment where automation, dashboards, and predictive tools handle routine tasks so personnel concentrate on decision-making
