Description

You enter a facility and immediately recognize what's wrong — the unsecured ceiling panel no one documented, the HVAC unit that's been making noise for days, the grounds crew that completed half their checklist but submitted a full invoice. You don't wait for a parent to raise the issue. You resolve it before it becomes visible.

That awareness defines this role. Alpha runs high-end K–12 facilities where tuition-paying families expect an environment that is secure, reliable, and presentation-ready at all times — not only during scheduled events. You will maintain that expectation throughout the Northeast: Manhattan serving as your home base, supplemented by consistent site visits to schools in CT, MA, and PA. Your execution determines whether a campus maintains its premium positioning or quietly deteriorates between leadership inspections.

Year one centers on establishing protocols and correcting vendor deficiencies — defining operational readiness in concrete terms, implementing the inspection schedule, terminating underperforming contractors, and training Campus Coordinators and Site Specialists to execute a sustainable operational model. Once the region expands and your systems mature, the position evolves into ongoing regional oversight: you become the operational authority the organization relies on during new campus launches, crisis response, or protocol revisions.

What you will be doing

  • Executing scheduled physical inspections across Northeast locations against established benchmarks for sanitation, climate control, safety systems, access control, wayfinding, exterior maintenance, furnishings, and visitor readiness — and converting observations into confirmed remediation
  • Managing facilities incidents and urgent situations, dispatching contractors, and confirming resolution through verification before closure (critical issues <24 hours, standard requests <1 week)
  • Overseeing regional contractor delivery against service agreements, terminating consistently underperforming providers, renegotiating contract terms, and conducting direct accountability discussions regarding quality and pricing
  • Establishing a consistent weekly operational cadence with Campus Coordinators and Site Specialists to ensure campuses operate through standardized procedures rather than individual intervention
  • Executing significant facility improvement projects (climate system replacements, aesthetic updates, grounds improvements, technology/connectivity upgrades) within timeline and budget constraints while minimizing student impact
  • Documenting organizational standards and AI-enhanced procurement frameworks (leveraging work order platforms, IoT/predictive maintenance systems, and consolidated vendor management) to ensure uniform campus launch and operations
  • Delivering concise weekly written updates on regional performance, contractor metrics, escalated issues, and capital expenditure tracking

What you will NOT be doing

  • Operating remotely through data platforms — this position demands consistent physical attendance at Manhattan headquarters plus 20–40% travel to regional campuses (CT, MA, PA)
  • Planning new facilities from concept or overseeing new construction projects — capital development resides with a separate function
  • Establishing company-wide vendor strategy disconnected from operational reality — your protocols emerge from direct site observation
  • Working within established organizational charts with direct authority over all relevant personnel — you will create accountability through documentation clarity, written follow-through, and rejection of ambiguous contractor commitments
  • Tolerating "presentation-ready only before executive visits" as acceptable — persistent problems receive root cause analysis, not repeated work orders
  • Operating in constant crisis response mode — the inspection framework and predictive maintenance platforms exist to identify failures before they generate stakeholder complaints

Candidate requirements

  • Located in New York City or reasonable commuting proximity, prepared to work primarily from the Manhattan facility with 20–40% regional site visits
  • Authorized to work in the United States without requiring visa sponsorship
  • 5+ years managing multi-location facilities, regional operations, hospitality services, retail operations, or educational facility operations
  • Documented success holding third-party service providers accountable for quality standards, cost management, and service level compliance across distributed locations
  • Hands-on experience addressing urgent facility problems (security, climate control, safety systems, sanitation) with quantifiable customer satisfaction outcomes
  • Consistent written operational discipline: incident tracking, escalation documentation, vendor correspondence, weekly regional performance summaries
  • Verified proficiency with contemporary operations platforms (ticketing systems, IoT/predictive maintenance, AI-supported procurement or operational planning)

Nice to have

  • Multi-location operational leadership in premium hospitality, high-end retail, independent K–12 education, or healthcare systems serving discerning clientele
  • Experience building or rehabilitating a regional operations framework that previously depended on individual effort rather than documented processes
  • Demonstrated history terminating inadequate vendors and developing a reliable regional contractor network
  • Background delivering capital improvement initiatives (climate systems, technology/networking, landscaping, interior renovations) in active, customer-facing facilities
  • Experience operating within an AI-enabled environment where automated systems, dashboards, and predictive tools handle routine tasks so personnel concentrate on decision-making
