Description

This position requires the closer who will drive site acquisition for America's fastest-expanding private school network.

You will source locations, negotiate lease agreements, and oversee broker pipelines spanning multiple cities, property types, and enrollment scales (campuses designed for 25 to 1000 students) with both velocity and accuracy. This is not a role focused on coordination. You will directly source, evaluate, and finalize sites across diverse property categories, exercising genuine authority without layers of corporate approval.

2 Hour Learning is establishing a national network of educational facilities, and this position enables that expansion by building a scalable and expedited site acquisition and deployment framework. You will accelerate campus openings by securing superior locations and executing lease transactions with consistency, urgency, and at scale. The organization requires someone capable of rendering go/no-go decisions on a weekly basis, finalizing agreements in days rather than weeks, and mobilizing broker networks to generate qualified opportunities. You will leverage AI-powered tools to surpass the performance of conventional real estate operations.

What you will be doing

  • Establish and iteratively refine site qualification frameworks encompassing zoning requirements, permitting pathways, spatial requirements, demographic analysis, brand alignment, and compliance risk, then convert these criteria into AI-compatible formats that support automated filtering and evaluation
  • Render definitive go/no-go determinations on prospective sites each week based on analysis provided by individual contributors and brokers, advancing the pipeline with transparent reasoning tied to qualification standards
  • Personally shepherd term sheets, letters of intent, and lease markup through to execution, optimizing for velocity, exposure, and economics, while utilizing AI-driven tools to identify clause-level liabilities and expedite legal workflows
  • Create high-value collateral and facilitate routine engagement sessions to mobilize brokers, property owners, and capital partners. Deploy AI to create tailored briefing materials at volume that yield qualified transaction flow

What you will NOT be doing

  • Building or supervising a sizable team or assigning transaction execution to subordinates
  • Prioritizing long-range strategic initiatives above weekly milestones and immediate execution
  • Facilitating transactions without retaining personal accountability from initial prospecting through executed lease

Key responsibilities

Direct the complete campus site acquisition pipeline, encompassing the definition of qualification criteria and stewardship of broker networks through to personally finalizing leases that dictate expansion velocity and geographic footprint.

Candidate requirements

  • 5+ years of experience directing multi-location commercial real estate growth or site acquisition initiatives
  • Personal track record of closing a minimum of 25 commercial real estate transactions, including lease agreements and/or acquisitions, with direct control over deal architecture and execution
  • Proven personal ownership of transaction results, beyond coordination or supervisory functions
  • Current integration of AI tools into everyday work processes (e.g., GPT, contract clause evaluation, due diligence, pipeline management)
  • Capability to rapidly evaluate site feasibility through zoning analysis, permitting assessment, and regulatory review
  • Proficiency with AI-enabled tools for research, content generation, and document analysis
  • Located in the United States and available for travel up to 25%
  • Legal authorization to work in the United States without need for sponsorship

Nice to have

  • Experience in franchise development or multi-unit retail expansion programs
  • Track record of designing or materially enhancing repeatable site selection methodologies
  • Proven ability to assess lease versus purchase economics and guide decision-making toward the optimal structure for each location
