This role positions you as the deal-making force behind one of the nation's fastest-expanding private school networks.

You will identify locations, execute lease negotiations, and oversee broker networks spanning multiple cities, property categories, and campus configurations (ranging from 25 to 1000 students) with both velocity and accuracy. This is not about project coordination. You will independently identify, evaluate, and finalize locations across diverse property types, wielding genuine decision authority and operating free from organizational delays.

2 Hour Learning is establishing a national portfolio of educational campuses, and your work will directly enable this expansion through a scalable, repeatable system for site identification and activation. Your mandate is to propel campus openings by locking down superior locations and completing lease agreements with consistency, urgency, and operational scale. The organization requires someone capable of rendering go/no-go decisions on a weekly cadence, finalizing transactions in days rather than weeks, and mobilizing broker ecosystems to generate qualified opportunities. AI-enabled tools will be central to surpassing conventional real estate team performance.

What you will be doing

  • Establish and iteratively refine site qualification frameworks that address zoning regulations, permitting pathways, spatial requirements, demographic alignment, brand compliance, and regulatory exposure—then convert these standards into AI-compatible formats to support automated filtering and prioritization
  • Render decisive go/no-go determinations on prospective sites each week, informed by research delivered by individual contributors and brokerage partners, advancing the deal pipeline with transparent reasoning tied to established viability standards
  • Take personal ownership of term sheets, letters of intent, and lease document revisions through execution, optimizing for velocity, risk mitigation, and financial efficiency while deploying AI tools to identify clause-level liabilities and streamline legal workflows
  • Create detailed briefing materials and conduct consistent engagement sessions to energize brokers, property developers, and capital partners. Leverage AI to produce tailored outreach at scale that generates a steady flow of qualified site opportunities

What you will NOT be doing

  • Building or supervising a large team or assigning deal-level execution to subordinates
  • Prioritizing long-range strategic roadmaps at the expense of weekly transaction victories and live deal flow
  • Acting as a facilitator of transactions without direct accountability for every stage—from initial prospect identification to executed lease signature

Key responsibilities

Take full accountability for the campus site sourcing lifecycle, encompassing the definition of site qualification standards, cultivation of broker relationships, and personal execution of lease closures that dictate expansion velocity and geographic reach.

Candidate requirements

  • 5+ years leading multi-location commercial real estate growth initiatives or site acquisition programs
  • Verifiable track record of personally closing a minimum of 25 commercial real estate transactions, including lease agreements and/or acquisitions, with direct control over deal terms and execution
  • Proven accountability for transaction outcomes, distinguished from mere coordination or supervisory involvement
  • Current, active use of AI-powered tools in everyday work (e.g., GPT platforms, contract clause analysis, research automation, pipeline tracking)
  • Capacity to rapidly evaluate site suitability through analysis of zoning codes, permitting processes, and regulatory frameworks
  • Proficiency with AI applications for research tasks, document drafting, and contract review
  • U.S.-based with availability to travel up to 25% of the time
  • Legal authorization to work in the United States without employer sponsorship

Nice to have

  • Prior involvement in franchise growth strategies or multi-unit retail expansion initiatives
  • Track record of designing or substantially enhancing systematic site selection methodologies
  • Demonstrated skill in assessing lease versus purchase alternatives and determining optimal transaction structure for individual properties
