Description

You enter a facility and immediately identify what's not right: a ceiling tile hanging loose and unreported, an HVAC return making noise for days, or a landscaping contractor who billed for incomplete work. You don't wait for complaints to surface. You resolve issues before they become visible problems.

This awareness defines the role. Alpha runs premium K–12 facilities where families expect an environment that is secure, reliable, and presentation-ready at all times—not only during scheduled events. You will maintain this standard throughout the Northwest region: anchored at the San Francisco Bay Area campus, with consistent travel to locations in CA, WA, NV, UT, OR, and ID. Your efforts determine whether a campus sustains its premium quality or gradually deteriorates between leadership reviews.

Year one emphasizes establishing standards and vendor accountability: defining operational readiness, implementing audit protocols, removing underperforming contractors, and training Campus Coordinators and Site Specialists on sustainable procedures. As the region expands and your framework matures, the position evolves into ongoing regional stewardship. You will be the operational authority the organization relies on for new campus launches, crisis response, or standard revisions.

What you will be doing

  • Performing scheduled on-site inspections at Northwest campuses using documented standards covering cleanliness, HVAC performance, safety protocols, security measures, signage, landscaping, furnishings, and tour readiness—then converting audit results into confirmed corrective actions.
  • Responding to facilities incidents and emergencies by coordinating vendors and campus personnel, closing service requests only after confirming resolution (urgent issues within 24 hours, standard requests within one week).
  • Overseeing local vendor compliance with service-level agreements, terminating contractors with repeated failures, renegotiating contract terms, and conducting direct accountability discussions regarding quality and expenditure.
  • Establishing a weekly operational cadence with Campus Coordinators and Site Specialists, delivering clear written updates on regional quality metrics, vendor performance, escalations, and capital expenditure tracking.
  • Overseeing significant campus improvement projects and developing enterprise standards and AI-supported procurement frameworks to ensure uniform campus launch and operation.

What you will NOT be doing

  • Operating remotely via dashboards. The position demands frequent physical attendance at the Bay Area campus plus 30–50% travel to sites throughout CA, WA, NV, UT, OR, and ID.
  • Planning new campuses or managing ground-up construction projects. Capital development responsibilities belong to a separate team.
  • Creating organization-wide procurement policies disconnected from operational reality. Your standards will be field-tested and site-validated.
  • Working within clearly defined reporting structures with direct authority over all individuals whose performance affects your outcomes. You will enforce accountability through documentation, systematic follow-through, and insistence on specific vendor commitments.
  • Tolerating "presentation-ready only during leadership visits" as acceptable, or allowing reactive problem-solving to become the standard approach.

Candidate requirements

  • Located in the San Francisco Bay Area (strongly preferred), or within the Northwest region: CA, WA, NV, UT, OR, or ID, with readiness to work primarily from the Bay Area campus and travel regionally 30–50% of the time.
  • Authorized to work in the United States without requiring visa sponsorship.
  • 5+ years managing multi-site facilities, regional operations, hospitality operations, retail operations, or educational operations.
  • Documented success managing vendor-provided services for quality, cost control, and SLA performance across multiple sites.
  • Hands-on experience addressing urgent facilities problems (safety, HVAC, security, cleanliness) with measurable impact on customer experience.
  • Established written operational discipline: issue tracking, escalation documentation, vendor communications, weekly regional performance reporting.
  • Verified use of contemporary operations platforms (work order systems, IoT/predictive maintenance technologies, AI-enabled procurement or planning tools).

Nice to have

  • Multi-site leadership experience in premium hospitality, luxury retail, private K–12 education, or healthcare organizations serving demanding clientele
  • Background creating or restructuring regional operating frameworks that previously depended on individual effort instead of standardized processes
  • History of contractor terminations and vendor network development
  • Experience directing capital improvement initiatives (HVAC, AV/network infrastructure, landscaping, interior renovations) in active, customer-facing facilities
  • Familiarity operating in AI-enabled environments where automated systems handle routine tasks, allowing personnel to concentrate on strategic decisions
