Description

You tour a facility and immediately identify what's wrong—the unfiled ceiling tile, the HVAC return that's been making noise for days, the landscaping contractor who completed only part of the scope but submitted a full invoice. You don't wait for parent feedback. You resolve issues before they become visible.

That operational discipline defines this position. Alpha runs premium K–12 facilities where tuition-paying families expect an environment that is secure, reliable, and presentation-ready every day—not only when visitors arrive. You will maintain that standard throughout the Northeast region: Manhattan serving as your primary location, with routine travel to campuses in CT, MA, and PA. Your execution determines whether a campus maintains a premium standard or quietly deteriorates between leadership reviews.

Year one focuses heavily on standardization and vendor accountability—defining operational readiness, establishing audit protocols, removing underperforming contractors, and training Campus Coordinators and Site Specialists to follow consistent operating procedures. As the region expands and your systems mature, the role transitions into sustained regional oversight: you become the operational authority the network relies on during new openings, urgent situations, or standard revisions.

What you will be doing

  • Executing scheduled on-site inspections across Northeast locations against established standards for cleanliness, HVAC performance, safety protocols, security measures, signage, landscaping, furnishings, and presentation readiness—converting audit findings into confirmed corrective work
  • Responding to facility failures and emergencies, coordinating contractor response, and marking tickets resolved only after on-site verification (urgent within 24 hours, standard within 1 week)
  • Overseeing local contractor compliance with service-level agreements, terminating vendors with repeated failures, renegotiating contract terms, and conducting direct accountability discussions on quality and pricing
  • Establishing a weekly operational cadence with Campus Coordinators and Site Specialists to ensure each location operates from documented processes, not ad hoc problem-solving
  • Managing significant campus improvement projects (HVAC system upgrades, interior refreshes, landscaping renovations, AV/networking installations) on time and within budget, minimizing student disruption
  • Documenting enterprise-wide standards and AI-supported procurement protocols (leveraging ticketing platforms, IoT/predictive maintenance systems, and centralized vendor sourcing) to ensure consistent campus launch and operation
  • Delivering clear weekly written updates on regional facility quality, vendor compliance, escalated issues, and capital expenditure tracking

What you will NOT be doing

  • Operating remotely from dashboards—this position demands consistent physical presence at the Manhattan campus and 20–40% travel to regional facilities (CT, MA, PA)
  • Leading greenfield campus design or managing ground-up construction—capital development is owned by a separate function
  • Creating enterprise procurement policy detached from field operations—your standards emerge from direct campus inspections
  • Working within clean organizational charts with direct authority over all contributors to your outcomes—you'll enforce accountability through documentation, written follow-through, and rejection of ambiguous vendor commitments
  • Tolerating "tour-ready only before executive visits" as acceptable—chronic problems receive root cause analysis, not repeat work orders
  • Defaulting to reactive crisis management—audit schedules and predictive maintenance platforms exist to identify failures before they generate complaints

Candidate requirements

  • Located in New York City or commuting range, prepared to work primarily from the Manhattan campus with 20–40% regional travel
  • Authorized to work in the United States without requiring visa sponsorship
  • 2+ years managing multi-site facilities, regional operations, hospitality operations, retail operations, or school operations
  • Documented success managing vendor-delivered services for quality, cost control, and SLA performance across multiple sites
  • Hands-on experience addressing urgent facility problems (safety, HVAC, security, cleanliness) with measurable impact on customer experience
  • Consistent written operational discipline: issue tracking, escalation documentation, vendor correspondence, weekly regional performance reports
  • Working knowledge of current operations technology (ticketing platforms, IoT/predictive maintenance, AI-enabled procurement or planning tools)

Nice to have

  • Regional operations leadership in premium hospitality, luxury retail, private K–12 education, or healthcare networks serving demanding clientele
  • Experience building or restoring a regional operations framework that replaced inconsistent execution with documented standards
  • History of vendor termination and rebuilding a reliable local contractor network
  • Background delivering capital improvement projects (HVAC, AV/networking, landscaping, interior updates) in active, customer-facing facilities
  • Familiarity with AI-integrated operations where automation handles routine tasks and human effort concentrates on decision-making
