This role positions you as the deal-maker powering the rapid expansion of America's fastest-growing private school network.

You will identify locations, close lease agreements, and oversee broker relationships across multiple markets, property categories, and campus models (ranging from 25 to 1000 students) with both velocity and accuracy. This is not about project coordination. You will independently identify, evaluate, and finalize sites spanning various asset classes, wielding genuine authority without navigating layers of corporate approval.

2 Hour Learning is establishing a national network of educational campuses, and your work will enable that expansion by building a scalable, repeatable model for site identification and launch. You will accelerate campus openings by locking in superior locations and executing lease agreements with consistency, urgency, and scale. The organization requires someone capable of rendering go/no-go decisions on a weekly cadence, finalizing transactions in days rather than weeks, and mobilizing broker networks to generate qualified opportunities. You will leverage AI capabilities to outperform conventional real estate operations.

What you will be doing

  • Establish and iteratively refine site evaluation frameworks encompassing zoning requirements, permitting pathways, space requirements, demographic profiles, brand alignment, and compliance exposure, then convert these standards into AI-ready formats that support automated filtering and ranking
  • Render decisive approval or rejection decisions on prospective sites each week drawing on analysis from individual contributors and brokers, propelling the pipeline with transparent reasoning tied to viability standards
  • Personally shepherd term sheets, letters of intent, and lease amendments through to execution, optimizing for velocity, exposure, and economics, deploying AI capabilities to identify clause-level concerns and expedite legal diligence
  • Create detailed briefing materials and conduct recurring engagements to energize brokers, developers, and capital partners. Deploy AI to produce tailored outreach at volume that yields qualified transaction flow

What you will NOT be doing

  • Overseeing a sizable team or assigning transaction execution to subordinates
  • Emphasizing long-range strategic initiatives at the expense of weekly milestones and live deal activity
  • Facilitating transactions without direct accountability for results from initial contact through executed lease

Key responsibilities

Lead the complete campus site sourcing operation, from defining viability standards and cultivating broker networks to independently finalizing leases that dictate our expansion pace and geographic reach.

Candidate requirements

  • 5+ years of experience directing multi-location real estate growth or site acquisition initiatives
  • Personally finalized a minimum of 25 commercial real estate transactions, including lease agreements and/or acquisitions, with direct control over deal terms and closing
  • Proven accountability for transaction results, beyond facilitation or supervisory roles
  • Currently integrates AI tools into everyday work (e.g., GPT, contract clause review, intelligence gathering, pipeline management)
  • Capable of rapidly evaluating site suitability through zoning analysis, permitting requirements, and regulatory frameworks
  • Proficient with AI solutions for due diligence, content creation, and document analysis
  • Located in the U.S. and available for travel up to 25%
  • Authorized to work in the U.S. without requiring sponsorship

Nice to have

  • Prior work in franchise scaling or multi-unit retail deployment
  • Track record of creating or materially enhancing repeatable location selection frameworks
  • Proven capacity to analyze lease versus purchase economics and optimize deal structure by location
